Beds & bathrooms                                        

25 ‘bedspaces’ (all made up) comprised of:

Private rooms:

  • 1 x ground floor double with bathroom en-suite

  • 1 x ground floor double with loo & basin en-suite

  • 1 x small upstairs twin accessed through ….

  • 1 x twin with emergency TV and third pull out standard bed

Open plan in the 30m x 15m main barn with joiner-made oak beds, super-comfy mattresses and electric blankets in winter:

  • 2 x four posters with curtains

  • 2 x ‘truckle’ doubles (they roll out Tudor style from under the four-posters)

  • 6 x single ‘box’ beds (Tudor style)

  • 2 x single box beds in Gallery overlooking area

Extra bedspaces sometimes possible - comfy futon bedrolls and travel cots. Or sometimes private bedrooms in the Hall Farmhouse adjacent on a bed-only basis.

2 x bathrooms: one en-suite & one open to all in the cartlodge end - bath, shower & loo

In the modern loo & shower block a hop, skip & a jump across the grass lawn: Ladies & gents with a total of 4 x showers, 5 loos (inc 1 x wheelchair-friendly)

Kitchen facilities                                 

  • Cooking equipment: Large electric cooker with 5 hotplates, 2 ovens, grill. Microwave. Big hot cupboard.

  • Basic BBQ & charcoal

  • Dishwasher & tablets

  • Large fridge-freezer, fridge (third fridge & second freezer by arrangement)

  • Kitchen equipment: saucepans, casserole pots, lasagne-type dishes, smallish food processor, hand whisk, blender

  • Tableware & glassware for up to 80 plus cafetiere, tea pots, thermoses, jugs, vases.

  • Washing up basics: kitchen cloths/roll, tea towels, oven gloves, washing up liquid

  • Cooking basics: spice rack, limited assortment of tea, coffee, flour, sugar, oil, herbs in garden

  • Non-drip candles provided - please don’t bring your own

  • Highchairs

When guests book, we send:

  • Welcome pack which includes masses of information on facilities, what we provide, shopping, taxis, what to bring

  • Activity ideas

  • Food information - local pubs, caterers

Entertainment                                    

  • 20+ adult road bikes for those over 16yrs old and <c15 stone weight, 2 toddler seats & some helmets - bike trail quiz, circular bike routes (BYO children's bikes). These are completely separate to the Old Brooder’s fleet of bikes.

  • Hard tennis court (BYO rackets, balls, soft shoes)

  • Adult Tudor costumes, tableware, music

  • Children's dressing up chest (hours of fun)

  • Small sound system

  • Digital piano (by arrangement for serious use)

  • Table football & table tennis

  • Croquet, badminton, boules set

  • Board games & playing cards

  • Farm trails - 1.2 mile yellow or 2.8 mile blue routes

  • Rough meadow for football (nets), rounders, sports day games and frisbee.
